Understanding EURIBOR

EURIBOR (Euro Interbank Offered Rate) is the benchmark interest rate at which European banks lend to each other.

In Spain, most variable-rate mortgages (hipotecas a tipo variable) are linked to the 12-month EURIBOR. Your mortgage rate is typically calculated as:

Mortgage Rate = EURIBOR + Bank Spread (0.5% - 1.5%)

Variable mortgages are reviewed annually, so your payments can go up or down based on EURIBOR changes.

Fixed vs Variable Mortgages

F

Fixed Rate (Tipo Fijo)

Same payment for entire mortgage term. Higher initial rate but protection against rate increases. Best when EURIBOR is expected to rise.

V

Variable Rate (Tipo Variable)

Payments change based on EURIBOR. Lower initial rate but risk of increases. Best when EURIBOR is expected to fall.
